When these sellers first found us online, they did exactly what we always encourage homeowners to do: They interviewed multiple local realtors to make sure they chose the right fit.
This wasn’t a simple decision for them, and it wasn’t a simple property to position.
The Home’s Unique Character Originally built in 1890 and approximately 1,400 square feet, this charming home had been completely gutted and rebuilt by the current owners just a few years ago. Every major system was replaced, including electrical, HVAC with the addition of central air conditioning, roof, gutters, windows, flooring, and wall insulation. The kitchen and bathrooms were fully remodeled, and a mudroom was added to make everyday life easier.
Outside, the property kept impressing with a paved patio and hot tub, fire pit area, dog run, solar-powered electronic gate, and a long paved driveway leading to a heated, solar-powered six-car tandem garage.
The challenge wasn’t the condition of the home, it was positioning. At around $630,000 for a smaller footprint in Palmer Lake, we needed a very intentional strategy to help buyers see the true value right from the start.

At the same time, we sent a direct mail campaign to the entire Palmer Lake community, creating early awareness and giving neighbors a chance to share the home with friends or family who might want to move into the area.
On the digital side, we invested heavily in high-quality photography and videography to showcase the level of rebuild work. We also used additional video tools and current social media trends to expand reach and boost engagement far beyond traditional methods.
All of this created real momentum before the home ever officially hit the market.
Staying Hands-On Once It Went Live We didn’t take a passive approach. We followed up personally with every agent who showed the property. Not just to ask if their clients liked it, but to understand why or why not. If a buyer chose another property, we wanted to know exactly what that one offered that ours didn’t. This real-time feedback let us stay ahead of objections and make smart adjustments on the fly.
Our efforts also attracted unrepresented buyers, widening the pool of interest beyond the usual channels. Inside the home, we made sure presentation was spot-on—everything felt high-end and cohesive, reinforcing the value at this price point for every buyer who walked through.
The Results We Were Aiming For In just 6 days, the property racked up over 1,200 views on Zillow, more than 3,000 views across Facebook and Instagram, and over 2,500 views on YouTube. More importantly, it drew strong interest and multiple offers.
The home is now under contract.
In Palmer Lake’s current market where homes often take over 100 days on average (with Redfin showing around 64 days in recent months and Realtor.com varying from 51 to 89 days depending on the period) getting under contract in 6 days is something special.
