Should you sell your home this fall?
If you're thinking about selling your home in Monument or Palmer Lake this fall, don't let the national headlines make the decision for you. While many parts of the country are experiencing a slower housing market, our local market has remained much steadier than many people realize. Whether this fall is the right time to sell depends on your home, your neighborhood, your goals, and the competition you'll face.
Over the past few weeks, I've heard the same question from several homeowners.
"Stephanie, did I miss the best time to sell?"
I understand why they're asking. Turn on the news for five minutes and you'll hear about rising inventory, cautious buyers, and a slowing housing market. It's enough to make anyone wonder if they should wait until spring. Here's the thing I've learned after helping families buy and sell homes throughout Monument, Palmer Lake, and the Tri-Lakes area.
Real estate is local.
Before making a decision, it's important to understand what's happening, not what's happening somewhere else.
Do national housing headlines apply to Monument and Palmer Lake?
Not necessarily, housing markets don't all move together. What's happening in Florida, Texas, Denver, or even another Front Range community may have very little to do with the market here in Monument and Palmer Lake.

Those aren't dramatic changes. In fact, they're a good reminder that our local market hasn't shifted nearly as much as many homeowners assume.
Palmer Lake is a much smaller market, so monthly statistics can swing quite a bit based on just a few sales. That's one reason I don't like making decisions based on a single month's numbers. Looking at the individual property, the neighborhood, the competition, and the overall trend usually tells a much more complete story.
Here's what I'm seeing locally
One thing I've noticed this year is that buyers haven't disappeared. They're simply taking more time to make decisions. When a home is priced correctly, shows well, and offers good value, buyers are still scheduling showings and writing offers.
On the other hand, homes that start too high are often spend weeks chasing the market with price reductions. To me, that's one of the biggest differences in today's market.
It's less about when you list your home and much more about how you position it from day one.
Should you wait until spring?
Maybe or Maybe not, as every family's situation is different. Before we ever recommend a timing strategy, We want to understand what you're trying to accomplish. Sometimes selling this fall is absolutely the right move and sometimes waiting until spring makes more sense. Lots of times the best answer has nothing to do with the calendar at all.
